The short answer

Schedule rental refreshes in the off-season, between September and May, and line the pickup up with the new furniture delivery so the unit is never empty or overfull. Book the building's elevator, send us its certificate of insurance requirements, and the crew carries everything out from any floor. A three-bedroom refresh with three queen sets and a sleeper sofa comes to $143 + $143 + $143 + $149 = $578. There's no stairs fee and no same-day surcharge.

The rental calendar at the beach

The Virginia Beach Oceanfront is a three-mile boardwalk lined with about 40 hotels, plus the North End's residential streets running up toward First Landing State Park at Cape Henry. About half of the homes in the Oceanfront ZIP are owner-occupied; the rest are condos, cottages and investor rentals.

Sandbridge, down the coast in Red Mill's ZIP, is a 4.5-mile beach between Dam Neck and Back Bay National Wildlife Refuge, and it's largely vacation rentals. On the bay side, Shore Drive and Chesapeake Beach have their own cottages.

Tourist season runs roughly from Memorial Day to Labor Day, and summer weeks are booked solid. That leaves the shoulder and winter months for maintenance, repairs and furniture swaps.

Plan the refresh early. Many owners aim for the same quiet weeks, and furniture deliveries can take time to schedule.

What wears out in a beach rental

Beach rentals are hard on furniture. Guests come and go every week, sand gets into everything, and salt air works on fabric, metal and wood.

  • Sleeper sofas take heavy use and the mechanisms wear out.
  • Mattresses in a busy rental age fast, and stained or sagging beds show up in guest feedback.
  • Bunk beds in kids' rooms get loose and scuffed.
  • Patio furniture fades, rusts and cracks in the sun and salt.
  • Grills corrode quickly near the water.
  • TVs and small appliances get replaced as guests expect newer models.

Hurricane season, from June to November, adds storm damage. A nor'easter can do the same in the off-season. Wind-damaged patio sets and water-damaged furniture are common after a big blow.

Condo buildings: elevators and COIs

Oceanfront condo towers usually have move rules. Expect some or all of these: scheduled move times, an elevator reservation, elevator pads, a security deposit, and a certificate of insurance from anyone hauling items out.

Get the building's requirements a week ahead. Ask what the COI needs to say and who should be named on it. Send that to us when you book, and we'll email the certificate within one hour.

Then pick a two-hour arrival window inside the building's allowed hours. We're open seven days, 8 a.m. to midnight, which helps when buildings only allow moves at certain times.

Crews carry everything from the unit to the truck, through the lobby and the loading area. High floors cost the same as ground floors.

Why the curb doesn't work at the beach

Virginia Beach's bulky pickup is by request at least three days before your trash day, with items out after 5 p.m. the night before and by 7 a.m. Items need clearance from obstructions, and bulky items can't go on the street or sidewalk.

At the Oceanfront, that's a problem. Condo towers don't have a curb for each unit. Cottage streets in the North End are tight, and parking is scarce in season. Leaving a sleeper sofa on the sidewalk by a rental isn't an option.

The city also excludes bagged items, cardboard boxes and computer towers, which are common in a refresh where new furniture arrives in boxes.

For rentals, a scheduled carry-out is usually the only practical route. It also keeps the property looking right for the neighbors and the HOA.

A turnover plan that works

  1. Pick the week in the off-season and block it on the booking calendar.
  2. Order the new furniture with a delivery date in that week.
  3. Book the pickup for the same day as the delivery, or the day before.
  4. Reserve the elevator and handle the COI.
  5. Photograph the old pieces for a quote on the instant quote page.
  6. Arrange access if you're not local. Many owners live elsewhere; you don't need to be there.

If you manage several rentals, an account covering several properties keeps bookings and billing in one place. Same flat prices at every address.

We try to donate usable items when local charities accept them, which suits rental furniture that's tired for guests but still sound.

Frequently asked questions

When is the best time to refresh a beach rental?

Between September and May, when bookings slow. Summer from Memorial Day to Labor Day is usually booked solid.

Can you remove furniture from an Oceanfront condo tower?

Yes. Reserve the elevator with your building, send us the COI requirements, and we'll email a certificate within one hour. High floors cost the same.

Do I need to be there?

No. Many rental owners live elsewhere. Arrange access, approve the price from photos, and the crew arrives in your window.

Can I use the city's bulky pickup for a rental?

Only if you have a proper curb spot and can meet the request and set-out rules. Bulky items can't go on the street or sidewalk, which rules out many Oceanfront locations.

Do you have accounts for rental managers?

Yes. Property managers can set up an account covering several properties, with the same flat prices at every address.
